Getting Your Property Rented
When you enlist us to manage your investment property, we will:
Coordinate the marketing

Inspect and compile notes specific to the features of your property

Compose an advert

Engage our professional photographer to photograph the property
List it

We’ll have the property listed on our preferred real estate websites within 48 hours

Erect a ‘For Lease’ sign at your property within 48 hours (on request and only if signboards are permitted)
Conduct open homes

Schedule twice weekly open for inspections until the property is rented (subject to access being provided by any current occupant)

Only let your property for the agreed amount of rent (as outlined in your management agreement with us) or higher. We will not let your property at a lower amount without first obtaining your permission
Vet all applications

Do our due diligence on potential tenants via the appropriate tenancy databases (TRA & TICA)

Verify the applicants past renting references, current employment status and income

Refer all potentially suitable applications to you for approval (unless instructed otherwise)
Do the paperwork

Complete and execute a signed tenancy agreement and forward a copy to you

Only give the tenant possession of your property once the rental application process has been approved

Carry out a comprehensive ingoing inspection report with photographic evidence
Collect ingoing costs

Lodge the collected bond in accordance with the current legislation

Collect 2 weeks rent up front

Have regular contact and feedback for you throughout the rental process
