The information listed below is a guide for you to follow at the beginning and during your tenancy at N G Farah. Saturday -               8.45 am – 2.00 pm

 

Rental Payments

Please ensure that your rent is always paid in advance. Refer to your direct debit registration form (given to you by the property manager on the signing of your residential tenancy agreement) for full information on how to pay your rent.
Water usage accounts can also be paid with your rent payments this way.

No cash will be accepted by any N G Farah office

 

Gas, Electricity & Telephone

It is the responsibility of the tenant to arrange connection of the following:

Energy australia  -           131 525

The Natural Gas Co. -    131 606

Telstra -                             132 200

 

Bond

Your rental bond is a form of “insurance" against a tenant damaging the property as a result of negligence or misuse, or leaving the property without notice. bond is lodged with the rental bond board for the duration of the tenancy. provided that the property is left as near as possible to the condition it was when the tenancy commenced, and no rent is outstanding, the bond is refunded. Fair wear and tear is expected.

 

Inspection Report

An inspection report is taken at the commencement of the residential agreement and again on vacating. the report is in triplicate and the tenant should check the condition of the premises against the report and return the copy of the report to our office within seven days

 

Repairs and Maintenance

We ask that all repairs be put in writing. you may either come into our office or fill out our ‘repair request’ form online.

 

Notice to Vacate

Notice must be given in writing to this office in accordance with the terms of the residential tenancy agreement. please read ‘the renting guide’ for full information on ending your tenancy.

 

Keys

Upon signing the residential agreement, the tenant will be issued with one set of keys. Our office, in case of an emergency, should always retain a spare set of keys. When vacating, please ensure that all keys are returned to this office promptly.

 

Insurance

Tenants belongings are not covered by the landlord’s insurance and we advise you to insure your personal possessions against damage, theft or loss.

 

Garbage

A bin is supplied through the local council and all rubbish must be placed accordingly, including recyclables, where a recycling bin is supplied.

 

General

Thoroughly read through your residential agreement and ‘the renting guide’ provided to you on signing your agreement and be aware of your obligations and rights as a tenant.
